A viewing tells you about the property, but not the whole transaction. Before committing, review the property’s legal, technical and financial position.

OWNERSHIP · CHARGES · LAND REGISTRY
Ownership and registered charges
The nota simple Land Registry extract shows who is registered as owner and which rights or charges are recorded, such as mortgages, attachments or usufructs. The Spanish Land Registry highlights this check as a core part of a safe purchase. Where formal proof against third parties is required, a Land Registry certificate has a different legal effect from a nota simple.

COMMUNITY · IBI · PLANNING
Community fees, IBI and planning status
Before buying, check outstanding community fees, approved or expected special assessments, the position of the IBI property tax and, where relevant, building documentation. For properties with alterations or changes of use, planning compliance and the relevant licences should also be reviewed.

SERVICES · REFURBISHMENT · EFFICIENCY
Technical condition of the property
Electrical systems, plumbing, damp, structure, heating and cooling, windows and energy efficiency can materially change the real acquisition cost. A property that looks inexpensive can become costly once urgent repairs or necessary refurbishment are included.

ARRAS · DEADLINES · FINANCE
Contract, finance and timetable
The offer, reservation and arras agreement should fit the finance timetable and any outstanding checks. Avoid taking on commitments that do not reflect the essential conditions of the transaction. If you need a mortgage, affordability should be assessed before the contractual timetable leaves too little room to act.

FREQUENTLY ASKED QUESTIONS
Related questions.
Does the nota simple guarantee that everything is in order?+
It is an essential source of Land Registry information, but it is an informative extract. The transaction may also require contractual, planning, community, tax and technical checks.
Should I inspect the physical condition even if the property looks refurbished?+
Yes. A recent finish does not replace checks on installations, possible defects, energy efficiency and the actual quality of the works carried out.
When should I seek professional help?+
When there are charges, inheritances, occupation issues, significant alterations, documentary discrepancies, an international purchase or any point you cannot verify with confidence.
General information only. It does not replace legal, tax or financial advice, or a professional review of the specific transaction.
